Most skylight leaks aren't caused by the skylight itself—they're caused by failed flashing. The metal or rubberized barrier that seals the gap between your skylight and roof is your first line of defense against water intrusion. When that flashing deteriorates, cracks, or pulls away, even a perfectly good skylight will leak.

We know how to properly integrate new flashing with your existing roofing material, whether you have asphalt shingles, flat roofing, or tile. This isn't a caulk-and-pray repair—it's a methodical process that addresses the root cause.

When Re-Flashing Makes Sense

If your skylight is relatively new but you're seeing water stains on the ceiling below, re-flashing is almost always the right call. We'll remove the shingles or roofing material around the skylight, install new step flashing and counter-flashing, and properly integrate everything with your roof's water-shedding layers.

We use high-quality flashing materials designed to move with your roof through temperature swings and settle. Cheap flashing cracks. Ours doesn't.

Our Process

We don't cut corners. Every skylight re-flashing job starts with an inspection to confirm that the skylight itself is sound. If the glass or acrylic dome is compromised, we'll tell you. But in most cases, new flashing solves the problem completely.

We carefully remove the surrounding roofing material, clean the deck, install new ice-and-water shield where needed, and then layer in the new flashing—step by step, shingle by shingle. The skylight gets resealed, the roofing material goes back, and you get a watertight seal that lasts.
